Application and Leasing

Filing your application to Normandy Cove is a simple online process. Visit the “Availability” page, select the layout that suits your lifestyle, and click “Apply Now.” Once you reach the apartment search results, choose “Check Availability,” enter your move-in date and lease term, then click “Apply Now” again to continue through our secure application process.

As part of the application process, you’ll need to submit a valid government-issued ID, proof of income, and a valid VISA when applicable. In some cases, additional documentation may be requested during the review.
Applicants must meet an income requirement of three times the monthly rent, along with approved credit.
At Normandy Cove, we offer lease terms ranging from 9 to 16 months, so you can choose the option that aligns best with your plans and lifestyle.
Subletting or renting your apartment for short-term stays (including platforms like Airbnb) is not allowed at Normandy Cove. This policy helps support a more comfortable and welcoming environment for all residents.
Yes, renters’ insurance is required at Normandy Cove as part of the lease agreement, providing mroe assurance for you and your home throughout your residency. Residents must maintain an active policy, or a monthly non-compliance fee will be applied.
To renew your lease, simply reach out to our management office. Our team will guide you through the next steps and available renewal options.
We do not currently participate in income-based affordable housing programs at Normandy Cove. If you have questions about availability or finding the right fit, our management team is always glad to help.

Move-in and Move-out Support

Yes, there is a $150 application fee per applicant, along with a $250 administrative fee due at move-in. These help reserve your new home at Normandy Cove and support a smooth move-in experience.

While we do not offer formal move-in services, residents are welcome to coordinate their own movers and use the available access points to make move-in day simple. Our team is always here if you’d like to reach out ahead of time with any questions.
We encourage residents to make their space feel like home. Minor changes and painting are allowed, as long as the apartment is returned to its original condition when moving out.
We understand circumstances can change. If you need to end your lease early, an early termination penalty will apply, as stated in the Early Termination Addendum in your Lease Contract Packet. For additional details on policies or fees, you’re always welcome to contact our leasing office.
Residents are asked to give at least 60-day notice before their move-out date.
To begin the move-out process, a Written Notice to Vacate must be completed and submitted to the management office 60 days before your lease expiration date.
Security deposit refunds are typically issued within 30 to 45 days after keys are returned to the management office.

Fees and Payments

Security deposit amounts vary based on your credit screening results. Once your application is approved, your deposit will be due within 72 hours of receiving your Welcome Home Letter. Please note that security deposits must be paid by cashier’s check or money order.
No, utilities are not included in the rent and are billed separately to each resident at Normandy Cove.
Breezeline is the primary internet provider available in our community.

You can pay your rent online through the Resident Portal, making monthly payments quick and convenient.

Yes, Normandy Cove has a monthly trash fee of $30. This helps support everyday community services and shared areas throughout the property.

Parking

Street parking is available at Normandy Cove for residents and guests. Reserved parking spaces may also be available for an additional monthly fee, typically ranging from $125 to $150, depending on availability.

Guests are welcome at Normandy Cove for short stays. To help support a comfortable living environment for all residents, overnight guests are permitted for up to two weeks.

EV charging stations are not available in the community at the moment, however there are EV charging stations near our apartments for rent in Miami. For the most up-to-date parking and transportation amenities, our team is always happy to assist.

Maintenance and Requests

Maintenance requests can be submitted easily through the Resident Portal, making it simple to reach our team anytime you need assistance with your home.

Response times vary depending on the type and urgency of the request, but most maintenance concerns are addressed within the same day or within 48 hours at most. Our team prioritizes each request with care so you can feel supported and comfortable at home.

Pets

Yes, Normandy Cove is a pet-friendly apartment community, and we’re happy to welcome pets as part of everyday life here. Residents may have up to two pets per home, so your companions can feel right at home by the bay, too.

There is no pet deposit at Normandy Cove. However, a $500 pet fee per pet applies, along with monthly pet rent for each pet.

To help maintain a welcoming environment for all residents, our community allows up to two pets per home with a combined weight limit of 80 pounds. Please note that aggressive breeds are not permitted. When bringing a pet home, you’ll be asked to provide a certified veterinarian’s letter confirming breed, weight, and required vaccinations.
While we don’t offer dedicated on-site pet amenities, every apartment at Normandy Cove features a spacious open layout, giving you and your pet plenty of room to feel at home. Many residences also include private balconies, providing a convenient outdoor spot to enjoy fresh air together right from your own space.
